A home that's visually appealing and in good condition will attract potential buyers. Use this checklist to
view your property through their eyes.
On the Outside (curb appeal)

Are the lawn and shrubs well maintained?

Flowering plants, either planted or left in pots, are an easy and inexpensive decorative touch that will
add to the curb appeal of your home. In Citrus County Florida, our moderate temperature affords us the luxury of a beautiful
selection of plantings year round. While the selection of annuals available at your local nursery will vary with our three season
climate, there is almost always something in bloom.
On the Inside
Strong curb appeal will lure potential buyers inside. Now you have to make the inside just as
inviting. There are several easy low cost ways to do this, starting with cleaning. Your windows, floors and bathroom and
kitchen tiles and fixtures should sparkle. Shampoo dirty carpets. Clear unnecessary non-decorative items off kitchen counters.
Place fresh flowers there instead. Clean tubs, toilets and showers, including shower doors and tracks. Repair dripping faucets
or toilets, oil squeaky or sticking doors. Clean or replace heat and air conditioning filters. Clean or vacuum window treatments, ceiling
fans, etc. Consider hiring a professional cleaning crew to do an initial cleaning. Buyers equate a clean home with a
well-maintained home. Keep your home neat, clean and picked-up at all times.
Clean and remove unnecessary clutter from the garage, attic and closets. Consider holding a garage
sale to dispose of things you no longer need or use. Remove any items that might be offensive to others. Consider putting some
things into storage if your home it too crowded with furniture and stuff. If you need to paint any rooms, use neutral colors such as
off-white or very pale beige. Try to make your home smell as nice as it looks. Place scented potpourri or oils around the
house. If you're expecting a prospective buyer, consider popping something in the oven that will fill your home with a nice aroma,
such as cinnamon biscuits or apple pie, or even just cinnamon spice in a bowl of water in your microwave. If you have pets or
smokers, you may wish to use sprays made to remove these odors. Keep jewelry and valuables out of view; consider placing them in a
safe deposit box.
In order to attract potential buyers, you do not have to invest in expensive cosmetic changes. You
will not necessarily receive a good return on costly improvements and could possibly drive your asking price up and out of the reach of
some potential buyers. However, unless you are selling an "as-is" or handyman special, you will have to warranty that
the heating/cooling, plumbing and electrical systems and major appliances are in working order and the roof free of leaks.
